A 185,000 high cube office/warehouse property situated on 10 acres, in 1993, Mr. Landreth purchase and convert this property from a retail use (BJ Wholesale Club) to a manufacturing use.
The Sonoco Products Company signed a 10 year lease agreement for 63% of the property. Due to existing environmental problems which precluded bank financing, Mr. Landreth was able to get the property closed with all cash by entering into a management partnering agreement with TA Realty Associates, a Boston pension fund manager with over an eight billion dollar real estate portfolio.
John Landreth also acted as the general contractor with a construction cost of over $1,000,000 of tenant improvements.
