A 120,000s.f. commercial /retail building, rehabbed from a 106 year Romanesque Revival train station located at the end of Dearborn Street in “Printers Row”, Chicago, Illinois.
The Dearborn Station had undergone $13,000,000 of renovation which had been complete in 1985. The property had failed in every marketing effort to lease and and become economically viable. Mr. Landreth, as one of the founding principals to Markwell Properties, acted as the Development Adviser to an affiliate, Dearborn Station Partners, who purchased the property in 1990 for $3,800,000 with a strategy to reposition the property.
Markwell Properties successfully repositioned the property and signed major leases with several large tenants, such as, First Chicago, Northwestern Hospital, Federal Express, Carroll & Sein. The property continues to be a success and presently earns a net profit after debt service of over $1,000,000.
